Move-Out Cleaning in Frisco, TX

A move-out clean is judged by somebody else. A landlord with a checklist, a property manager doing a walk-through, or a buyer standing in an empty house on the day of closing. So the work is aimed at the places those people check first — appliance interiors, cabinet insides, bathroom grout, baseboards and floor edges.

The audience

What the walk-through actually checks

A move-out clean is not judged by how the property feels. It is judged by somebody with a list, opening things. These are the places that list tends to start.
01
Inside the oven
The single most commonly cited item on a move-out checklist. It is also the one people most often skip.
02
Refrigerator interior and seals
Door seals, drawer runners and the drip channel hold residue that a wipe-out misses entirely.
03
Inside cabinets and drawers
Every cabinet gets opened during a walk-through. Crumbs, liner residue and shelf marks are immediately visible.
04
Bathroom grout and glass
Soap scum and hard-water film read as neglect even when everything else is spotless.
05
Baseboards and floor edges
The perimeter is where an inspector looks to judge whether the property was actually cleaned or just tidied.
06
Behind the appliances
Washer, dryer and refrigerator get pulled out on handover far more often than people expect.

If your lease or management company supplies its own checklist, send it over. Working to the document you are being measured against beats working to ours.

What is included

The full hand-back scope

Everything below assumes an empty property. That is what makes a move-out clean different from a deep clean — nothing has to be worked around.

The inspection list

  • Inside every cabinet, drawer, closet and pantry shelf
  • Refrigerator and freezer cleaned out, including seals and drawers
  • Oven, cooktop, range hood and dishwasher interiors
  • Laundry connections and the floor beneath the appliances where reachable

Bathrooms and hard surfaces

  • Tile, grout and glass worked for soap scum and hard-water marks
  • Toilets cleaned completely — base, bolts, hinges and behind
  • Vanities emptied, cleaned inside and out, mirrors and fixtures polished
  • Exhaust fan covers dusted

Whole-property finish

  • Baseboards, door frames, doors and switch plates throughout
  • Interior windows, sills and tracks
  • Cobwebs, vents, ceiling fans and reachable light fixtures
  • Floors vacuumed and mopped wall to wall with the property empty

How it runs

How we run a hand-back

Move-out cleans are timing-sensitive. These three things decide whether the visit lands where it should.
  1. 01

Send us the checklist if you have one

Many leases and management companies specify exactly what has to be done. If you have that document, send it — we would rather work to the list you are being measured against.

  2. 02

    We clean it empty

Move-out cleans assume the property has been cleared. Anything left behind has to be worked around, which costs time and leaves a mark under it. Tell us in advance if something immovable is staying.

  3. 03

    Timed to the hand-back

Empty property first, inspection after, clean in the gap between them. Send us the inspection date rather than your moving date and we will schedule backwards from it.

Ask for it if your checklist mentions it

  • Inside the oven and refrigerator
  • Garage floor sweep and shelving wipe-down
  • Interior windows, tracks and screens
  • Patio or balcony sweep
  • Blinds dusted slat by slat

These add time, so flag them when you book rather than on the day of the inspection.

Not part of a cleaning scope

  • Carpet shampooing and steam extraction
  • Paint touch-ups and wall repairs
  • Filling nail holes and patching drywall
  • Hauling away furniture or junk left behind
  • Landscaping and exterior work

These are separate trades. Tell us what your walk-through requires and we will be clear about which parts we cover.

Who it is for

Who books a move-out clean

Anyone handing a Frisco property back to somebody who is going to look at it closely.
  • Renters at the end of a lease facing a deposit inspection
  • Sellers whose contract requires the property left clean
  • Landlords and property managers turning a unit between tenants
  • Anyone moving out of Frisco who cannot be there on the day

Questions

Move-out cleaning questions

All frequently asked questions

Will this get my deposit back?

We clean to hand-back condition. That is the part we control, and doing it properly removes cleanliness as a reason to hold funds back. Damage, wear, unpaid charges and the lease terms decide the rest, and no cleaning company should be promising you anything about those. Send us the lease checklist and we will work to it.

Does the property need to be empty?

It should be. The value of a move-out clean is reaching everything, and furniture, boxes and hangers block most of it. If a few items have to stay, tell us where.

Can you handle carpet cleaning or repairs?

Move-out cleaning covers vacuuming and hard-floor cleaning. Carpet shampooing, paint touch-ups and repairs are separate trades — tell us what your walk-through requires and we will be clear about what is and is not in scope.

Do you clean the garage?

A swept garage floor and wiped shelving can be included when the space is cleared. Ask for it when you book so the time is allowed for.
