Before a date is held
What gets confirmed in writing
- Which service, and why that one
- Standard, deep, recurring, move-in, move-out, apartment or post-construction. If the description of your home points at a smaller service than you asked for, we say so — booking a deep clean for a home that only needs a standard visit is the most common way to overpay.
- The price, and what is inside it
- A figure against a defined scope, plus anything you have added — inside the oven, interior windows, blinds slat by slat, a garage sweep. Additions take time, so they are priced and scheduled up front rather than agreed at the door.
- The date and the window
- A day, and a time window inside our operating hours. Recurring plans run on a fixed day of the week so the visit stops being something you have to arrange each time.
- How the team gets in
- A code, a key, a lockbox, a smart lock, or someone home — plus gate and building details where they apply. This is the single most common reason a visit fails, and it is entirely preventable by settling it in advance.
What moves the number
Why two homes on the same street quote differently
- Bathrooms, ahead of square footage
- A bathroom carries more fixtures, more edges and more hard-water work per square foot than any other room, and North Texas water makes that worse. Two extra bathrooms change a quote more than an extra bedroom and a formal dining room together.
- Condition, not size
- A 3,400 sq ft home cleaned every other week for a year is a smaller job than a 1,900 sq ft home nobody has deep cleaned since it was built. Size sets the floor; how long it has been since the last thorough clean sets everything above it.
- Whether it is the first visit
- A first visit carries whatever has accumulated. Every visit after it starts from a home that was cleaned two weeks ago, so it is genuinely a smaller job and is priced as one. Comparing a first deep clean against somebody else’s recurring rate is comparing two different products.
- Whether the home is occupied
- An empty property cleans faster and more thoroughly — no furniture to work around, and cabinet and closet interiors are reachable. It is why move-in and move-out cleans are scoped differently from a visit to a lived-in home.

Booking around a date
When the visit cannot slip
- A move-out inspection
- The clean should be the last thing that happens before the keys change hands: after the property is empty, and as close to the inspection as scheduling allows. Send the inspection date rather than your moving date.
- A closing or handover
- A move-in clean wants the gap between getting keys and the moving truck, which is sometimes a single afternoon. Give us both dates and we will aim for the window between them.
- Listing photography
- Photographs are what most buyers judge first, and a camera shows more than the eye does. Book the clean for the day before the shoot rather than the morning of.
- Hosting or an event
- A day or two ahead beats the morning of, which leaves you free to cook and set up. A fifteen-minute surface reset on the day handles anything that has drifted.
- After a build or remodel
- Only once the last trade has finished — any work after the clean puts the dust straight back. On larger jobs the final pass is best scheduled a day or so after a first pass, so settled dust is caught.
- A lease turnaround
- Landlords and property managers working between tenants usually need the property done inside a fixed gap. Tell us both ends of that gap and we will fit the visit inside it.
Month-end is the busiest window in residential cleaning, because most leases end then. If your date falls in the last week of a month, booking two or three weeks ahead is worth doing even though the visit itself is still some way off.
