Owned units in managed buildings

Condo Cleaning in Frisco, TX

Cleaning a condo is two problems, and the smaller one is the unit. The building decides when a team can get in, which elevator they can use, where they can park and whether the front desk has your name. Get that half wrong and a perfectly good cleaning crew stands in a lobby for forty minutes.

The half that is not the unit

Four building facts we settle first

Cleaning a condo is two problems and the smaller one is the rooms. These four get arranged once, before the first visit, and then stop being anyone’s concern.
Who the front desk expects
Named cleaners on an approved list, arranged once with your management company rather than argued at the desk on the morning. Most buildings also want a certificate of insurance, which we send them directly.
Which elevator, and when
Many buildings restrict contractors to a service car and require it booked. An unbooked elevator is the single most common reason a condo visit starts forty minutes late.
Where a vehicle goes
Visitor parking, a loading dock with its own hours, or a garage level with a height limit. All fine when known, all a problem discovered at the barrier.
What the HOA restricts
Quiet hours, where trash and recycling go, and occasionally which products may be used on a shared-standard finish. Rules like these are easy to work to and impossible to guess.

What is included

What a condo visit covers

The full residential scope, weighted toward the glass and hard floors that a condo is mostly built from.

The building, settled once

  • Front desk notified and the team added to your approved list
  • Service elevator reserved where the building requires it
  • Loading dock and visitor parking arrangements confirmed
  • Any HOA restriction on hours, products or trash disposal noted

What a condo actually needs

  • Glass worked properly — it is most of the wall, and it shows everything
  • Hard floors throughout, which show grit rather than hiding it in pile
  • Balcony doors, tracks and the sliding channel that collects everything
  • Kitchen islands and the counter runs that open onto the living space
  • Bathroom glass and chrome, where soft water is not doing you any favors

Where condo grit comes from

  • Parking garages, which walk in more dust than any yard
  • Shared corridors and elevator cars, carried in on every trip
  • Balcony doors left open, bringing in whatever the wind has
  • Building HVAC, which distributes dust the unit never generated

How it runs

How a condo booking works

The building comes first, the rooms second, and after that it repeats without anyone thinking about it.
  1. 01

We handle the building before the first visit

Registration. Insurance certificates for the management company, elevator bookings, dock windows. All of it is administrative and dull, and all of it decides whether a first visit runs on time or spends forty minutes in a lobby waiting for somebody to answer a phone.

  2. 02

Glass and floors carry the visit

In a house the eye lands on soft furnishings. In a condo it lands on glass and hard floor, because that is largely what the room is made of, and both show every mark a rug and a sofa would have quietly absorbed. So the hours weight toward them. The bedrooms take less.

  3. 03

    One arrangement, then it repeats

Once the desk knows the team and the elevator is a standing booking, the visit stops being an event. That is the whole point of getting the building sorted properly at the start rather than negotiating it every time.

Questions

Condo cleaning questions

All frequently asked questions

Do you need to be registered with my building?

Usually, and it is better to find out before the first visit than on the morning of it. Most managed buildings want a certificate of insurance and the cleaners named in advance. Send us your management company contact and we will deal with it directly rather than making you the middleman.

Can you clean the balcony?

The floor, the railing and the door tracks, yes. Exterior glass above ground level is a specialist job with access equipment, and we do not claim it. Interior glass we can reach safely from the floor is ours, which on most balcony doors is both sides.

Is a condo cheaper than a house of the same size?

Often, slightly. There are no stairs, and usually fewer bathrooms per square foot. But a glass-heavy unit in a building with slow service-elevator access closes that gap completely, and now and then reverses it. The floor plan matters less here than the glass and the elevator do.

What about my HOA rules on products or trash?

Tell us and we work to them. Some buildings restrict what goes down a disposal, where trash can be taken and at what hours a service elevator runs. None of that is a problem when it is known in advance, and all of it is a problem when it is not.
