Flooring after that

How is this different from a move-out clean?

Mostly who is buying it and what happens next. A move-out clean is booked by a departing tenant hoping to protect a deposit. A make-ready is booked by whoever owns or manages the property, and it is aimed at the next viewing rather than the last inspection, so presentation, odor and cabinet interiors matter more, and it is often scheduled around other trades.

Can you handle several units a month?

Yes, and that is a better arrangement for both sides than booking each one cold. Managers running regular turnovers get a standing arrangement, one point of contact and a scope that does not need re-explaining every time a unit comes up.

Do you clean carpets?

We vacuum thoroughly. Hot-water extraction and stain treatment are a separate trade with separate equipment, and on a make-ready it usually belongs before our visit rather than after. We will tell you which one your unit actually needs.

Can you go in while the tenant is still there?

Only with their knowledge and the notice their lease requires. Most make-readies are far better done on an empty unit anyway, The parts that matter are not reachable until the property is clear: closets, cabinets, behind the appliances.
