How to Prepare for a Move-Out Cleaning

The cleaning is the easy part. Getting the sequence right is what determines whether it passes.

A move-out clean is the most sequence-dependent job in residential cleaning. Booked at the wrong point in a move, even excellent work produces a property that does not pass inspection.

This is about the order of operations around the clean rather than the cleaning itself — when to book it, what has to be gone first, and what to hand over so nothing is missed.

Book it against the inspection, not the move

The clean should be the last thing that happens before keys change hands. That means after the property is completely empty and as close to the inspection or closing as scheduling allows.

Every day between the clean and the inspection is a day for dust to settle and for people to walk through. If movers are still coming and going, the floors get marked again before anyone looks at them.

When you book, give the inspection date rather than your moving date, and let the company work backwards from it.

Everything must be out — genuinely everything

This is the requirement people most often underestimate.

Furniture leaves marks underneath that are exactly what an inspector looks for. Boxes stacked in a corner mean that corner is not cleaned. Hangers left in a closet mean the rail is not wiped. Cleaning around your remaining possessions defeats the entire purpose of a move-out clean.

If something genuinely cannot be removed — an appliance being left, a built-in item — say so when you book so it can be scoped rather than discovered on the day.

Utilities stay on

Nothing meaningful happens without running water and electricity.

It is common to schedule utility disconnection for the move-out date and then book the clean for the same day, which leaves a team in a property with no water. Schedule the disconnection for after the clean and the inspection.

The same applies to the water heater if it has been switched off, since hot water makes a real difference on grease and grout.

Hand over the checklist

If your lease or management company specifies what has to be done, that document is more useful than any generic scope.

Send it before the visit rather than mentioning it on the day. It may name specific items — blinds, garage floors, the inside of a particular appliance — that would otherwise sit outside a standard move-out scope.

It also removes any argument afterwards about whether something was included, because both sides worked from the same list.

Sort the separate trades first

The most expensive mistake in a hand-back is assuming a cleaning service covers work that belongs to a different trade.

Carpet shampooing and steam extraction are the usual one. Many leases specifically require professionally cleaned carpets, and that is a separate booking with a separate receipt you should keep. Paint touch-ups, filling nail holes and drywall repairs are not cleaning either.

Book those before the clean where possible, so the cleaning is genuinely the last thing that happens.

Access when you have already moved out

By the time a move-out clean happens you are frequently no longer local, which makes access the practical bottleneck.

  • Arrange a lockbox, a code, or a key left with the leasing office
  • Confirm gate and building access, and whether codes change at month-end
  • Tell the company whether the utilities are still connected
  • Confirm who will do the inspection and when, so timing is not guesswork
  • Make sure the company can reach you by phone during the visit

Photograph it afterwards

Five minutes at the end protects you more than anything else here.

Once the property is clean and empty, photograph every room, including the inside of the oven and refrigerator, the cabinets, the bathrooms and the floors. Timestamped images are the only record you will have if condition is later disputed, and "later" in a deposit argument usually means six weeks after you handed the keys over and stopped being able to check anything for yourself.

Not there? Ask the cleaning company to send photos on completion. Many will.

A realistic sequence

Put together, the order that works looks like this.

Two to three weeks out, book the clean against the inspection date and arrange any separate trades. A few days out, confirm access, utilities and the checklist. On moving day, empty the property completely. After that, carpets if required, then the clean, then photographs, then the inspection.

Nothing in that sequence is difficult. The failures are almost always about ordering rather than effort.

Common questions

Can the clean happen on the same day as the move?

Yes, provided the property is genuinely empty before the team arrives — which usually means movers finishing in the morning and cleaners starting in the afternoon. Tell the company that is the plan so the timing is built in.

What if I have already handed the keys back?

Then access has to be arranged with the landlord or management company. It is much easier to arrange before you leave, so raise it early rather than after the fact.

Do I need a move-out clean if I have kept the place tidy?

Tidy and hand-back condition are different standards. Inspections focus on appliance interiors, cabinet interiors, grout, floor edges and the marks left under furniture — none of which are affected by day-to-day tidiness.
