A finished fit-out is not a clean space. It is a space full of construction dust that has had two weeks to settle into every surface, plus adhesive labels on everything that arrived new, plus the residue of half a dozen trades. How often, and when

Two questions every commercial inquiry starts with, answered honestly rather than with whatever sounds most accommodating.

Frequency follows the restrooms, not the floor area

Most professional offices land somewhere between twice a week and daily. What decides it is rarely square footage — it is how many people use the space and how many restrooms they share. A small suite with a handful of people and one restroom can work well weekly. Once a workplace has shared restrooms and a kitchen in daily use, those two rooms set the frequency for the whole scope.

Access windows are agreed, not assumed

Plenty of workplaces prefer cleaning before opening or after close so nothing happens around staff and customers, and that is a normal thing to arrange. Tell us the window your premises allows and we will tell you plainly whether we can staff it for your location — rather than agreeing to everything and renegotiating in month two.

The first month is when the schedule gets right

A walkthrough cannot tell you which trash can fills twice as fast as the rest, or which meeting room is never free at four. We expect to adjust the route and the timings in the first few weeks, and adjusting is not a variation charge.

    We look at it properly

    For anything beyond a single small suite we would rather walk the space than price it from a floor plan. It takes twenty minutes and it is the difference between a number that holds and a number that gets revised after the first visit.

  3. Step 3

    You get a written scope and a price

    What gets cleaned, how often, which tasks are every visit and which rotate, and what it costs. Written down, so the person who covers for you in August is reading the same document you agreed.

  4. Step 4

    We run it and you tell us what to adjust

    The first month of any commercial schedule teaches us things a walkthrough cannot — which meeting room is always in use at four, which door is deadlocked, which trash can fills twice as fast as the rest. We expect to adjust, and adjusting is not a variation charge.

What moves the number

We are not going to publish a per-square-foot rate, because a rate that ignores your restroom count and your access window is not a price, it is a guess. These are the things that genuinely change what a workplace costs to clean.

Floor area and layout
Square footage matters less than shape. A compartmentalized suite of small offices takes longer than an open floor of the same size, because every room is its own set-up, bin and entry.
Number of restrooms
Restrooms are the most time-intensive area per square foot in any commercial scope, and they are cleaned every visit. Two extra restrooms move a quote more than a large extra office.
Headcount and traffic
Cleaning tracks use, not floor plan. Forty people in a suite built for twenty-five generates more waste, more kitchen use and more restroom traffic, and needs a frequency that reflects it.
Frequency
More frequent visits cost more per month and usually less per visit, because a space cleaned twice a week never reaches the state that takes a long visit to recover from.
Floor types
Carpet, hard floor, natural stone and specialist finishes each take different equipment and different time. A mixed-floor premises is normal — it just needs to be priced as what it is.
Access window
